Structural Engineers Reports

This type of report is usually required if your mortgage lender’s surveyor has highlighted matters of concern i.e. a serious crack, damp issues, evidence of subsidence, any lintel failed or non-standard construction etc.

You can also request this type of report on your existing home, if an issue is forming  that causes you concern, or you simply want peace of mind.

The report will include details of the inspection, what our investigations have concluded, recommendations on any further investigation that may be required (this may often be more invasive) and the action needed to resolve the issue. When these reports are requested by mortgage brokers or third parties, the inspection report is limited to the scope of the instruction, and other parts of the building will not be inspected.

Specific Defect Reports

This type of report is usually required if you have matters of concern and need advice on how to repair the defect and the costs of undertaking the work.

The Specific Defect Report will focus on a specific structural issue or issues, such as:

  • Bulging walls
  • Cracks in the wall or flooring, 
  • Concerns over water ingress,
  • Lintel movement,
  • External issues 
  • Issue relating to conservatories, porches, retaining walls

A Specific Defect Report survey can help you understand the full extent of the issue and the remedial action required to be taken to resolve the problem including an indication of the cost for repairs. It will highlight any major concerns and also give you peace of mind if the issue is superficial. Unlike a Building Survey, this report only focuses on specific defects and does not include a full assessment of the property structure.
